Subdivision
To subdivide land means to divide a parcel of land for sale, transfer, lease, sub-lease, mortgage, agreement, partition, or other transaction or issue of a certificate of ownership under the Transfer of Land Act. It includes:
- I am creating a lot by subdividing another lot.
- The amalgamation of two or more lots into a single lot.
- Rearrange lot boundaries without creating a new lot.
- Creating a Community Title Plan.
- To make it easier to provide access to the lot by road.
The subdivision application process:
Before a new lot can be transferred, it must be created and the title registered. The plan approval process for the subdivision is:
- 1. File a Subdivision Planning Application to the Country Planning Department. However, if the proposal is more than five (5) acres, the application must be filed with the concerned city council, which is then forwarded to the Town and Country Planning Department for consent.
- 2. Subdivision and doing necessary work in compliance with the conditions of approval.
Rezoning
Land Rezoning means changing the use of the land concerned to its original purpose. There are six (6) major land areas under which various land uses have been classified as per the general provisions of the Town Planning Act. These are:
- Residential
- Commercial
- Industrial
- Citizen
- Exclusive use
- Agriculture
