Tenant Improvements

The tenant improvement allowance is a concession paid to a tenant by a landlord to allow the tenant to improve the property’s condition. It is a one-time expenditure repaid in full if the tenant improves the property’s condition. For example, a landlord may allow a tenant to pay for new windows, carpeting, or insulation to extend the tenant’s rent-free. In return, the tenant may be allowed to improve the property’s condition by replacing furniture with new, partially furnished furniture, patching up leaking roofs, and repairing prior property damage.
